Our funders buy future payments on all types of real estate notes, giving you access to your money today.  Every note is bought at varying discounts.  Keep in mind these funders are in competition with many other funders so the discount will also be competitive.  Discounts are determined by (among other things) when you decide to trade years of future payments for cash today.  The longer they have to wait for their return on the investment the less valuable those future payments are due to inflation, cost of living, and the real estate market.  The market value of your future payments are also affected by a variety of other factors like the credit worthiness of the party you sold to, the appraised value of the property, how much equity the borrower has, how many timely payments they have made to date, etc.  All these factors can positively or negatively affect the buying power of each monthly payment which in turn influences the amount of the discount.

Selling the entire note is not the only option.  As a matter of fact it is the worst way to go.  The further into the future the funder has to wait for the return on the investment, the less valuable those future payments will be and the greater the discount.  You will find this true with every investor, not just ours.

 

CASH CONNECTION FINANCIAL SERVICES can provide a creative funding program known as a “Partial”.  This is a program that will let you use your future payments like a line of credit.  You pull out just the cash you need now, and retain future income from the payments not sold at this time.  The majority of our clients go with a partial purchase.  In this fashion you can receive exactly the amount of cash you need right now and retain future income payments not touched at this time.  Additionally, those future payments can always be used later should your financial situation ever change.  Why give away cash in the future if you truly do not need it now?

 

Another popular and creative funding program we can offer is known as  “Simultaneous Closing”.  Even if you are not currently holding a note but are trying to sell your home or property, offering “owner financing” is a tremendous benefit both to you and your prospective buyer.  Owner financing opens the doors for a wider range of buyers.  Perhaps you have an interested party who has less than perfect or un-established credit.  Owner financing opens the door for that prospective buyer that would normally be closed.

 

          You may be asking yourself, why would I want to carry that note?

 

The answer is, you don’t have to carry that note utilizing the simultaneous closing option.  Simply put, you finance the purchase, and at the time of closing you immediately sell your private mortgage note for cash to a funding source.  The result is the same as a cash sale.

 

Keep in mind, even with simultaneous closing; the “Partial” option is still available.  It is up to you.
